With the founding of Maile Hausverwaltung in 1925, the foundation stone was laid for what is now almost 100 years of experience and competence.
Making history together.
The company Maile Hausverwaltung & Immobilien was founded in 1925 by Fritz Maile. We are therefore one of the oldest real estate companies in Stuttgart and still a classic owner-managed family business. In the many decades of our company, a history developed from which our values, expertise, a lot of experience and also the enthusiasm for the new have evolved again and again.
We are proud to have been able to support our customers for so many years with competence, trust and fun in our work and are looking forward to hopefully welcoming you soon among our longstanding and satisfied customers, some of whom have been with us since 1925.
Let us take you back to the year 1925 – the year Maile Hausverwaltung & Immobilien was born.
1925
In the autumn of 1925, Fritz Maile – after more than 25 years of working for a leading real estate company in Stuttgart at the time – founds his own office in the Wilhelmsbau. The early years during the economic crisis are quite difficult and a long existence of the company is more than uncertain.
Business is done primarily over a glass of beer and many cigarettes in the city’s pubs and almost exclusively by men. Nevertheless, Fritz Maile demonstrates skill and soon makes a reputation for himself as a reliable and trustworthy businessman in Stuttgart.

1935
In the mid-1930s, putting up Nazi flagpoles is the daily bread of a property management company. Building air-raid shelters is also one of the new tasks.
After completing his commercial training, Walter Maile, the son of Fritz Maile, initially had to go to the front. First as a radio operator on the Atlantic coast in France, then by train to the Eastern Front. He probably owes his survival after a severe bullet wound to a comrade he does not know, who is able to carry him to a military hospital in the deep snow. Nevertheless, Walter Maile will not be able to use his right hand properly for the rest of his life.
After returning to Stuttgart, Walter Maile started working in his father’s company as an estate agent. One of his tasks was to determine the damage to the buildings he managed after the air raids. After work, he walked to Esslingen almost every day to visit his future wife Margarete and to be back in Stuttgart before nightfall.

1944
After the heavy attacks in July and September 1944, many of the houses in care were destroyed, as was the private home of the Maile family.
On the last night of the war in April 1945, the office in the Wilhelmsbau burnt out. The office of Maile Hausverwaltung & Immobilien is still located here today.

1945
The new beginning in 1945 is characterised by a lack of building materials. Only by bartering (cement for meat, glass for potatoes, etc.) it is possible to gradually make some of the flats provisionally habitable in cooperation between landlord, tenant and property manager. Larger real estate deals are not possible. The Americans are omnipresent as occupiers and quite a few houses pass into the hands of foreign investors.
One man’s joy is another man’s sorrow. Only after 1948 it is possible to begin general reconstruction. Among other things, it is now also a question of the restitution of buildings whose rightful owners were expropriated during the Third Reich.

1955
On 1 January 1955, Walter Maile takes complete controle over the company and shifts the focus from brokerage to real estate management. Less a business decision than a personal one. Throughout his life, Walter Maile is regarded as a perfect caretaker and manager of real estate and is highly valued by clients for his meticulous and reliable way of working. A normal working day involves processing the mail in the morning in cooperation with the secretaries and preparing letters by hand or on the typewriter. At 12 o’clock sharp, lunch is waiting at home, followed by a short nap. Not to be left unmentioned at this point is wife Margarete Maile, who supported him wherever she could and took good care of the house and children. In the afternoon, the managed buildings are visited, appointments with craftsmen and owners are scheduled. The answer to a letter could easily take two weeks – unimaginable in today’s fast-paced working world.
Walter Maile was a member of the board of the Württemberg district association of the Ring Deutscher Makler from 1959 to 1968, and secretary of the office.

1975
In the meantime, Hans-Joachim Maile is in training to become a businessman in the housing and property industry. The company is still based in the Wilhelmsbau.
Hans-Joachim Maile is now reviving more of the real estate brokerage business in Stuttgart and the southern German region. While the property management company continues to live up to its reputation as a long-established Stuttgart quality company, he also succeeds in bringing these values to bear in the interaction between buyer and seller.

1989
After Hans-Joachim Maile initially joined the company as a partner in 1979, he took it over completely 10 years later. The cooperation between father and son is smooth, harmonious and complementary. The transition to the 3rd generation is easy and works out very well.
Throughout his life, Walter Maile remained a great supporter of his two children and a much-loved grandfather to his five grandchildren.


2000
Maile Hausverwaltung celebrates its 75th birthday.

2003
Hans-Joachim Maile’s eldest son, Michael Maile, founded his own company, Maile Immobilien. While still a student he specialises in valuation, rental and sale of real estate. With his father as a mentor and many new ideas, the company develops into a strong partner in the field of real estate sales in Stuttgart and the surrounding area.

2017
The two companies Maile Hausverwaltung and Maile Immobilien decide to combine their office units in the Wilhelmsbau. Father Hans-Joachim and son Michael recognise synergies and appreciate the closer exchange. Initial talks about handing over the company to the 4th generation are underway.

2020
The youngest son of Hans-Joachim Maile, Daniel Maile, decides to take the step into entrepreneurship after successfully completing his Bachelor’s and Master’s studies at the Technical University of Munich, as well as various stays abroad, including for Daimler, successful experiences in two Munich start-up companies and the subsequent engagement at Bosch in Stuttgart. Although he has, of course, been familiar with the property management and real estate industry since childhood, he initially starts as an employee in his father’s company. A perfect opportunity to get to know the processes, but also to contribute his experience and knowledge from the prop-tech industry.

2023
Today, Maile Hausverwaltung & Immobilien manages more than 80 residential and commercial properties with numerous residential units in Stuttgart, Munich, Dresden and other German cities. Due to our many years of experience in the real estate market, we are also a competent and sought-after partner in terms of real estate sales and, even after more than 95 years of company history, we love that we are still supporting our customers every day taking care of all matters related to their real estate.
